Home Buyer Tax Credits
There is a lot of confusion out there about first time* home buyer tax credits. (*In the mortgage business, a first time home buyer is one who has not owned any interest in a home for at least 3 years.) If you have purchased a home since April 2008 or are considering buying that home while interest rates are low, refer to this table for possible tax benefits to you. Consult your Realtor or your lender for further assistance. Of course, you could always go to the source, the government website: www.federalhousingtaxcredit.com.
Leasing Your Home
One of the many services I offer is that of leasing out your home for you. I treat it the same way I would a home that I'm listing for sale. A prominent RE/MAX sign goes in the yard with a rider that says "For Lease", or if you'd prefer, "For Sale of Lease". A lockbox goes on the door and I enter it into the Austin Board of Realtor's site with photos, descriptions and sometimes a virtual tour. You get to name your price and your terms. I market it and try to find the perfect tenant for you. When I receive lease applications, I run a credit history and contact their job and rental references to determine the nature of this prospective tenant. My duty is to help protect you and your property while meeting your wishes. YOU make the final decision on the tenant(s). I will collect first month's rent and security deposit(s) for you, and all commissions are taken from this (typical fee is 1 month's rent). Now, wasn't that easy?
